Study On The Choice Of Housing Consumption For Urban Youth Groups Based On The Logistic Regression Model

Urban adults are the main force of housing consumption in China.Therefore,there are quite a number of literature aimed at housing consumption especially for those about the factors affecting housing consumption choice.Based on the classic consumer's behavior model,a basic mechanism on how urban adults make housing consumption choice is made up in this dissertation and at the same time,a systematic summarize about various domestic and foreign scholars' studies on the influencing factors of housing consumption is also completed.In terms of so many complex factors,this dissertation draws on the framework of Lewin's behavior model to classify the factors,that is,one's behavior is an integrated result from his personal factors and his environmental factors.Among the personal factors,most scholars focused on the individual characteristics and their family features while they pay attention to the house and its surroundings when it comes to the environmental factors.However,there is not so much research regarding city as a part of the environmental factors and it's hard to see the focus,which is one important point that why this is going to be studied in this article.On the other hand,this dissertation figures out several personal factors including marriage,fertility,work change and further study to be another important studying point because they are subjective uncertain to the urban adults' housing consumption choice.According to these two points talked above,this dissertation is trying to makes further empirical research on the influencing factors of housing consumption choice.This dissertation collected data by sending out questionnaires on line and SPSS 22.0 is used to analyze these figures.In fact,the logistic regression model is widely used in the hosing research for it's mature and complete.So in this dissertation,the logistic regression model is still be used to make 3 models between two types of housing consumption choices(having no intention to buy house during a long time,renting for a short time and then buying a house as well as renting for a long time and then buying housing)to analyze these factors both in personal and environmental aspect.The research found that both the young people with rigid demand of housing and those with strong economic abilities behave positively in housing consumption choice,which can be mainly reflected in their individual economic support aspect.Part of this economic support is from their affordability and this ability could affect their housing choice indirectly through their personal characteristics,which shows a potential time accumulation effect.The other part of support is from their families or parents,which shows the effect from the marriage relationship and the inter-generational transfer payment.On the other hand,the influence of urban living environment on young adults' housing consumption choice shows the urban value traction effect and the contradictive phenomenon at the same time.That is,the urban natural environment didn't show the appealing effect of urban young people's housing consumption choice and young adults prefer the large cities with high economic value instead of caring too much about its natural environment problems like air quality.
