Housing is the most basic guarantee of human life.There is a very important connection between housing problem and social and economic development.However,since the housing market reform,China's real estate market is a very prominent feature of high housing prices.Rising house prices not only mean a rise in household wealth for homeowners,but also add to the worries of those without them about future house prices.According to the report "analysis of urban housing vacancy in China in 2017",China's household housing ownership rate is 92.8%,among which the urban household housing ownership rate is 90.2%,showing a steady upward trend compared with 2013 and 2015.The rate of urban housing ownership in China is much higher than that in many developed countries.At the same time,the housing demand of urban residents in China is gradually changing from "having a house to live in" to "living in a good house",and residents' housing demand preference and consumption behavior are quietly changing.Therefore,household housing consumption has now become one of the most concerned problems of the government and real estate developers.As the main body of housing consumption,urban residents' behavior of consumption choice is worthy of attention.Under this background,it is of theoretical significance and practical value to study the consumption choice of urban family housing in China.Based on the family cycle theory,consumer behavior theory and housing choice theory as the theoretical basis,based on existing research results has chosen the householder age,record of formal schooling,head of the household head of the household marital status,family size,family labor population,family income,family living expenses and other indicators,refactoring index system,build housing to hire purchase choice model and category real choice model,in August 2018,Beijing university,Chinese academy of social sciences research center released by the Chinese family tracking(CFPS2016)data for the sample data has carried on the empirical analysis,further study of the family characteristics factors affect the choice of housing consumption.The main conclusions of the empirical study are summarized as follows:First,the choice of housing renting and purchasing behavior.Study shows that thehouseholder age,marital status,family size,head of the household family labor population,family income,family living expenditures in six factors through the inspection significance level of 1%,is affected urban family housing to buy or lease the significant influencing factors of choice,among them,the householder age is the most significant factors influencing hire purchase choice,relative to the head of the household under the age of 30,the householder purchase than age 45 years of age or older is much higher than than renting,age 30 to 45 years old owners purchase ratio higher than than renting;Secondly,the marital status of the head of household,the probability of the married family to buy a house is higher;The number of household working population,family size and household head's educational background have similar influence on the renting and purchasing behavior,which is only next to the household head's marital status.Relative to other factors,annual household income and housing expenditure have less impact.In addition,compared with the heads of households with college or junior college education,the probability of buying a house is higher than that of renting a house.However,the dummy variable with master's degree or above(master's degree 2)fails to pass the test,which is different from the conclusion that previous studies show a positive correlation between education and buying behavior.Second,about the purchase category choice.The research shows that the four variables,including education background of the head of household,family size,annual household income and annual household expenditure,have all passed the empirical test,which significantly affects the choice of housing category of urban families to different degrees.However,the age of the head of household,marital status,number of household working population and housing debt did not pass the empirical test.In addition,in the choice between different area categories,the respective variables show a more specific significance.With the increase of family size and annual living expenses,families are more likely to buy houses of 90-140 square meters than houses of less than90 square meters.With the increase of family size,family annual income and family annual living expenses,compared with the purchase of housing less than 90 square meters,families are more inclined to purchase housing of more than 140 square meters.Those with a bachelor's degree or a college degree are less likely than those with a high school degree or less to buy a home of 140 square meters or more.According to the research conclusions of the selection of housing rental and purchase and purchase category,the following Suggestions are proposed:major housing enterprises should fully consider the different needs of renters and buyers,actively explore various economic and practical areas and types of housing for purchase or lease further improve the gradient of residential consumption,and improve the housing supply structure system;We will raise people's income,actively develop the housing finance system,improve the legal system for housing security,increase government spending on housing,and increase the purchasing power of households.Change traditional housing consumption concept and advocate rational consumption;We should establish a diversified and standardized housing market supply system,increase the supply of leased land,develop specialized and large-scale housing leasing institutions,actively develop the housing leasing market,and carry out the construction and operation of rental housing communities.
