The housing consumption of residents is usually carried out by family,and is borne by individuals or families.Therefore,family characteristics will inevitably have an impact on housing consumption choice of residents.Most of the previous studies have focused on the impact of certain family characteristic variables on housing consumption selection,while the systematic and comprehensive research results on various factors of family characteristics are less.Based on this,this paper will take into account more family characteristics variables as possible,and systematically explore the impact of these factors on residents' housing consumption choice.This can better explain family housing consumption behavior in China's housing market,and understand the matching rule between household and housing.At the same time,it helps families make more rational choice of housing consumption,and provides more theoretical guidance for the government to more effectively regulate and control the real estate market,and for the real estate development enterprises to select target customers and develop products that meet the needs of the market.Firstly,the family characteristics are divided into demographic factors,institutional factors,economic factors and residence time.Among them,demographic factors include age,nationality,religion,political status,educational level,marital status,family size and family burden(health condition and number of minor children).Institutional factors are nature of household registration and registered permanent residence.Eeconomic factors include family income,type of occupation,whether signed a written labor contract and the nature of the unit.Secondly,on the basis of the microcosmic data of China's comprehensive social survey,the housing selection model and housing consumption model are constructed by using the discrete choice model.The housing selection model mainly analyzes the influence of family characteristics on housing tenure choice.In addition to the analysis of all the samples,it also subdivided the private housing forms(the couples owned,parents owned,children owned,and several parties owned)and divided into different regions(east,central and western),in order to explore the differences in the impact of family characteristics on housing choices in different forms of ownership and in different regions.The housing consumption model studies the influence of family characteristics on housing tenure area.Housing area is divided into three categories of<90 m2,90-144 m2 and>144 m2 according to the size of the average house type.So as to study the influence of family characteristics on residents' choice to purchase housing area and the influence of the housing area residents choose loan.In addition,under the homeownership sample,two variables of different forms and regions are added to investigate what kind of housing is more likely to be purchased by residents of different forms and regions.Finally,based on the empirical research results,the following conclusions are drawn.In housing choice model,there is an inverted U relationship between age and housing choice.Residents of the age group of 38?45 years old have the highest probabilities of choosing their own houses and the ownership of their own.The probability of Han residents choosing to purchase their own housing is larger than other ethnic group.The probability of a married family to buy a house is 1.73 times more likely than the other family.The level of education has a significant positive impact on residents' housing choices,and it is even more significant in the western region.The larger the family size,the greater the possibility of choosing a homeowner and the more likely it is to choose a housing shared by several parties.The smaller the family burden,the greater the probability that residents will choose to purchase their own homes.The difference in household registration makes the probability of self-occupation varies greatly among different residents.Generally speaking,non-agricultural households or in the local residents are morelikely to purchase their own houses,while non-agricultural households are more likely to choose their parents'own houses.The higher the household's annual income,the greater the possibility of choosing to purchase a home,and the less it is to choose a parent's own housing.Occupation types have a significant impact on housing selection,especially in the western region,but have no significant impact on the different types of housing.The longer you live,the greater the probability that residents will choose to purchase their own homes.In housing consumption models,residents of different age groups are willing to choose different housing areas.Party members,party and government agencies and institutions,or non-agricultural residents are more likely to choose housing with an area of>144 m2.Residents with high school,secondary school and college education have a higher probability of choosing a home with a size of 90 m2.Whether it is buying or renting a house,the larger the family size,the more likely it is to choose a large area of housing.The same is ture of the annual income of the family.With each minor child is added,the possibility of the residents to buy<90 m2 of housing will increase 25%.The labor dispatchers are more likely to choose housing with<90 m2.Residents with fixed or non-fixed term labor contracts are more likely to choose an area of>144 m2.The longer residents live,the greater the possibility of buying or renting a large area of housing.Different forms of ownership have a significant impact on the size of residents' choice of housing area.However,regardless of whether the housing is husband and wife,parents or children owned,it is generally more likely to choose small and medium-sized houses of<90 m2 and 90?144 m2.Among the regional variables,only the variables in the eastern region have a very significant positive effect on the housing with a housing consumption area of<90 m2,that is,the residents in the eastern region are more likely to choose a small-area housing of<90 m2.The impact in the central region is not significant.
