At present,the limited supply of land resources has become a practical problem affecting the development of cities in China,the mode of urban development has gradually shifted from incremental expansion to stockpile tapping,the practice of land redevelopment such as "three old transformations","urban renewal",and "inefficient land reuse" become the important way for local governments to solve the shortage of land resources,urban residential renewal has also become an important measure to optimize the spatial layout of land,enhance the efficiency of land use and improve the living environment.However,the traditional residential districts renewal are driven by economic interests,mostly using the push down reconstruction mode,and focusing on real estate development,this model seeks to maximize the value of land use,and also faces problems such as the loss of historical features,the destruction of settlement-related networks,and the conflicts of interests between multiple land-use subjects while improving utilization efficiency and economic benefit.Taking urban residential area renewal as the research object,exploring sustainable residential renewal approaches has become an important topic of urban renewal,which has important theoretical and practical significance.On the basis of sustainable land use,this paper discussed the connotation of sustainable residential renewal,built the analytical framework and evaluation criteria by using the theory of gradual renewal,organic renewal and community building,and then it evaluated the project of Yongqingfang community.According to the study,first of all,this project has rectified the wrong mode which was a large-scale transformation and focused on economic development under the strong intervention of the government,it has adopted the path of multi-party cooperation,local transformation and gradual renewal,and has achieved successful experience in the exploration of sustainable residential renewal,which has typical demonstrative significance.Secondly,this project improved the space environment of the residential area,replaced the historical building function,promoted the economic benefit of land use,and gained certain social recognition,but the structure of land use still need to be optimized,the industrial positioning was inaccurate,the community has lost its characteristics and vitality,besides,the residents were not involved,complex property rights had also affected the process of self-renewal.The empirical analysis showed that the analysis framework and evaluation criteria proposed in this paper were practical and could be well applied to sustainable residential renewal research.Combining with the results of analysis,this paper put forward some suggestions,first,using the gradual and organic updates of settlements based on field surveys;Second,innovating local industries through mining characteristics,building common value in the residential area and finally improving the economic benefits of the land as well as the area vitality;Third,cultivate the residents' ability in order to promote multiple participation and self-renewal in land regeneration.
