Urban Regeneration is a concept of the 1990's and the practice of regeneration on the oldtown is not a very prominent side in urban development. However, urban regeneration has verypositive influences on urbanization for it makes essential characteristics of the cities becomeprominent again. This paper mainly explores the theories, policies and experiences in thepractice of urban regeneration and accounts for the uniqueness and necessity of old townregeneration in big cities of our country, then points out the themes and key factors of the oldtown regeneration. This paper focuses on the analysis of the economic significance of old townregeneration. It also takes Guangzhou city for example at the end, and reviews its old townregeneration in three different eras.This paper has six parts: Introduction as the first part, mainly introduces the origin,significance and research status in this field and the contents and methodology of this paper. Thefirst chapter reviews the evolution of this concept and the development of the theories in thisarea in Western countries and China. Chapter 2 analyzes the special background of our old townregeneration on the basis of the general meaning and discusses the suitable themes and practiceof our old town regeneration. The third chapter uses urban economic theories to makes a detailedanalysis of the economic benefits of regeneration on old towns, including the rise of land value,industrial upgrading, development of historical and cultural value and the roles of governmentand enterprises. This study then brings out economic evaluation criteria for regeneration on theold town. Chapter 4 takes Guangzhou city for example, reviews the achievements, experiencesand problems in the process of the old town regeneration in three different eras. The last Chapterdraws general conclusions——the necessity and key factors of regeneration on the old town inbig Cities of China.
