With the changing times,the way products are sold and products are constantly rising,the real estate industry has been attracting more and more investors.But the big risk is also big.Under the trend of this environment,the competition of real estate industry is becoming more and more intense,and there are all kinds of problems in the industry.And only dare to face to face with the plight of the current real estate company,and focus on the long-term development of the enterprise,and abandon those who are not suitable for enterprise survival and development of marketing strategy,marketing actively right values,explore and discover an innovative approach to marketing,enterprises can has more superiority in the competition environment.In the case of a real estate enterprise,to have the advantage in the unfavorable situation,then how to "sell" the house must be the first question to consider.Therefore,real estate enterprises are bound to upgrade and reform the marketing management of the company,especially for the marketing strategy.This paper takes xi 'an increases the source real estate co.,LTD as the research object,combined with the present state of development of the domestic and international real estate company marketing strategy,combing the related scholar's research results,to xi 'an at the same time increase the source real estate co.,LTD.,the actual development of the current field investigation,fully in-depth grasp the marketing situation of the company,to provide practical basis for later study.Firstly,the background and significance of this thesis are expounded,and the research methods and contents of this thesis are introduced.The second part is a review of related theories and methods,including STP theory,market marketing combination theory,SWOT analysis method and PEST analysis model.Differences between marketing strategies such as 4P and 4C.And then to xi 'an to add source real estate co.,LTD marketing present situation and existing problems of internal and external environment by using PEST method,and applies the SWOT model to analyze the company's strengths,weaknesses,opportunities and threats;Then use the STP strategy pattern of xi 'an increases the source real estate co.,LTD.,marketing strategy,one is determined by the STP xian increases the source real estate co.,LTD.,the target market,the second is through the "4 p" marketing strategy combination of xi 'an increases the source real estate co.,LTD marketing strategy to adjust and perfect;Finally from raising sales personnel quality,make the whole marketing system,strengthening the construction of enterprise culture and system to improve and develop marketing appraisal system four aspects proposed the xi 'an increases the source real estate co.,LTD.,the implementation of marketing strategy recommendations.This article through to xi 'an to add source real estate co.,LTD.,marketing research,the results not only for the good of the company sales activities smoothly,has the practical significance,but also for with similar characteristics of similar enterprise marketing strategy formulation has a certain reference value.
