Urban renewal is the only way for urban development towards quality oriented construction.In the concrete practice,the reconstruction in old residential areas has been widely practiced in China,which leads to the premature death of a large number of urban existing buildings,resulting in many problems,such as the rupture and lack of historical and cities' cultural,the waste of social resources,the aggravation of environmental pollution,the destruction of social stability,and so on.In this context,the organic renewal in old residential areas has been increasingly valued and gradually replaced the reconstruction as the main way of urban development in the future.Urban renewal in old residential areas is a livelihood project to improve the living environment,enhance the city's image,let citizens share the achievements of urban development and achieve social equity.Its extensive implementation has far-reaching significance.At present,the number of old residential areas in China is wide,the demand for funds is large and the task of transformation is extremely arduous.The old residential area renewal,which is only led by the government,can not meet the widespread demand of the residents.Therefore,how to establish multi fund raising system and enhance residents' participation in renewal activities has become an urgent problem.Therefore,based on contingent valuation method(CVM),organic update theory and community development theory,this paper explores the role of willingness to pay in the renewal activities of old residential areas from the perspective of residents,and proposes a theoretical framework for willingness to pay of urban renewal in old residential areas based on CVM.Through the application of CVM in the field of urban renewal to quantitatively assess the willingness to pay,analyze its influencing factors,provide strong basis and recommendations for improving the willingness to pay and the effective use of the willingness to pay,thereby promoting the implementation and efficiency of renewal activities in old residential areas.Based on the theoretical analysis,the Yeshuigou community in Jiangbei District of Chongqing City was selected as the survey object,and the CVM questionnaire was designed and implemented.Through the analysis of the results of the survey,it is found that the tenants have a strong willingness to resist the payment of sexual payment,but in the non tenants,the residents' willingness to pay for the renewal of the old residential area is stronger and can already be used as one of the powerful supplements to the old housing renewal funds.The analysis of the factors affecting the willingness to pay shows that in non tenants,the level of income,the understanding of the comprehensive renovation of the old residential area and the degree of trust to the government are the main factors affecting the willingness to pay,and all are positively related.Finally,based on the empirical analysis of case studies,the measures to improve residents' willingness to pay and effective use of payment willingness are proposed from multiple perspectives,providing reference for the establishment of multiparty mutual fundraising systems and the promotion of urban renewal in old residential areas.
