Study On The Selection Of Transformation Mode Of The Shantytowns Area In Xi'an Based On Evolutionary Game Analysis

The transformation of shanty towns is a people-centered project to transform old urban housing and improve the housing conditions of difficult families,and it is also a political project to realize the dream of hundreds of millions of people living in peace.In order to fundamentally improve the housing conditions of residents in shanty towns,especially those with low-income housing difficulties,and continue to enhance the city's image,China's reform of the shanty townswas incorporated into the Urban Safelihood Housing Project in 2008 and began to expand.Scale implementation of shed change.However,with the acceleration of urbanization,the number of squatter settlements has increased.There are also many problems such as the poor quality of squatter settlements,the high number of "hard bones" projects in shanty towns,the long-term resettlement,lagging procedures,and difficulties in follow-up management.The main problem is that the shantytowns transformation model is not suitable,so it is urgent to strengthen the study of the shantytowns transformation model,determine the appropriate shantytowns transformation modes under different circumstances,and better guide the implementation of the shantytowns transformation.Based on the existing problems of shantytowns in Xi 'an at present,this paper mainly analyzes the following aspects: first,define the related concepts of shantytowns,study the urban renewal theory,stakeholder theory and evolutionary game theory,analyze the current situation of shantytowns in Xi 'an,and lay a theoretical foundation for the following research on shantytowns transformation mode selection;Second,based on the analysis of China's shantytowns reform related policies from four aspects,namely,departmental cooperation,policy quantity and intensity,policy measures and policy objectives,and studies the shantytowns reform experience of Shenyang,Changsha and Jinan,and draws lessons from the shantytowns reform experience of the three cities,forming a new shantytowns reform model in Xi 'an where " government-led,market-operated" coexisted with " government-led,government-operated",and analyzes the two models of " government-led,market-operated" and " government-operated" from three aspects of characteristics;Thirdly,constructing a dynamic game model of the government and the evolution of real estate enterprises that xi 'an shantytown transformation mode choice model,respectively,for the government and the evolutionary stable strategy of real estate enterprises is analyzed,and through the combination of government and real estate the evolutionary stable strategy of the enterprise,government and real estate enterprise's hybrid system of stable equilibrium strategy that xi 'an shantytowns transform the result of model selection,use MATLAB to the simulation analysis of the results,determine the reliability of the equilibrium results,and according to the result of equilibrium comb "government-led,market operation" and "government-led,government-run" applicable conditions of two kinds of pattern;Fourthly,based on the above analysis,it proposes a more practical policy suggestion to promote the renovation of shanty towns in xi 'an.The results show that the transformation model of "government-led,market operation" is mainly suitable for larger turn shantytowns into new housing areas,plot ratio is low,land consolidation area is larger,suspension transformation good geographical position,convenient traffic location;The transformation model of "Government-led,government-run" is mainly used in the area mainly located in the town of old community,nature and historical and cultural scenic spots scattered around hut hub,historical and cultural blocks and important historical preservation area in cities and towns.
