Study On The Mismatch Degree Of Affordable Housing And Its Influencing Mechanism In Xi'an

While China's housing security construction has achieved remarkable results,issues such as remote location,lack of public facilities,and separation of job and residence have become increasingly prominent.This has deepened the problem of urban spatial differentiation and mismatch between supply and demand,thus the phenomenon of space mismatch has emerged.With the process of urban suburbanization and multi-centralization,the phenomenon that urban public facilities are too concentrated on the central location is incompatible with the process of suburbanization of housing,and the shortage of public services and the unbalanced layout have become increasingly severe.This has not only increased traffic jams and air pollution.It will also have a negative impact on urban space efficiency and the welfare of vulnerable groups.The paper takes Xi'an as an example and analyzes its agglomeration,residence density and location characteristics by collecting data on affordable housing projects in Xi'an.The accessibility of the affordable housing and transportation facilities,public service facilities and ecological resources in Xi'an is studied by using the buffer zone analysis of the GIS.We construct an index system to estimate the degree of mismatch of affordable housing and analyze its spatial and temporal characteristics.Finally,we explore the driving factors of the mismatch of affordable housing in Xi'an from 2007 to2015,and reveal its formation mechanism.The results shows that affordable housing mismatch degree of Xi'an decreased evenly in 2007-2011,and it gradually turns to adaptation in 2011-2015.From the view of spatial evolution,the phenomenon of affordable housing mismatch is improved overall,but the effect of marginalization is increasing,the mismatch phenomenon in Weiyang District,Changan District,BaqiaoDistrict is more serious than the urban center of the city.Further research shows that the factors influencing the mismatch of affordable housing can be summed up in three aspects,the policy regulation is the major factor,the market evolution is the basic factor,and the individual choice is the internal reason.It is suggested that the guiding role of the policy should be brought into play,and the market mechanism should be integrated to improve the efficiency of the policy operation.At the same time,we should enhance the structural reform of supply-side and achieve the effective supply of public service resources,so as to improve the development of housing security and realize equalization of public services in different regions.
