In recent years,with the continuous development of China's economy and the increasing investment in urban construction and traffic construction,the land resources of the city are becoming more and more tense.How to strengthen the effective and rational use of urban land has become an important problem in the development of the city.Especially in China's large cities,the traffic congestion,congestion and traffic difficulty can not meet the needs of people travel.Some cities will develop rail transport as a strategic deployment and task for urban traffic and urban construction.The traditional subway section has the characteristics of large land area,small building density,low land use intensity and single function,and the land utilization rate around the vehicle section is relatively low,which is not in line with the requirements of urban land saving.Therefore,the comprehensive development of the upper cover property of the subway section can not only improve the effective utilization of the land,but also give feedback to the government,support the construction of the new subway line and form a benign cycle,which is beneficial to the sustainable development and the construction of a harmonious city.Based on this background,the effective development and utilization of the land resources of the Metro Depot for the two development is of urgent practical significance.Through consulting a large number of domestic and foreign literature on the comprehensive development of the upper cover property of the metro vehicle section,and combing the TOD theory,land rent and land price theory and the external economic theory,this paper analyzes and refines the experience and problems of the comprehensive development of the upper cover property of the domestic vehicle section,and covers the upper cover property of the Guangzhou Metro Guanhu vehicle section.From the perspective of planning and land policy environment mechanism and investment and financing model,it combs the development strategy of Guangzhou metro vehicle section.Taking the Guanhu Depot property project as an example,this paper analyzes the specific strategies and implementation plans for the property development of the subway depot,with a view to providing reference experience for the future development of properties on the subway depot in Guangzhou City or other cities.
