The Effects Of The Informantion Services On The Housing Market Search Efficiency:Based On The Experiment

At present,the second-hand housing market is developing rapidly.Compared to the new housing market,the information asymmetry problem in the second-hand market is more outstanding.Therefore,the importance of housing information service in the market is also increasingly significant.The analysis on the information service and its impact on the search efficiency of housing market is conducive to further improvement of the housing information service in our country.It is also helpful for us to adapt the rapid development,relieve the information asymmetry problem and improve the housing search efficiency of second-hand housing market in China.Firstly,this paper defined the housing search efficiency based on the study of efficiency in Economics and put forward the way to calculate the Market Information Deviation Degree,the Market Matching Degree and the Housing Search Efficiency in the market.Secondly,this paper studied the influencing mechanism of information service on the search efficiency of housing market and put forward the improvement direction of information service based on the data from contrast experiments,which included the market with self-help internet trading platform and the one with intermediary platform,the market with single broker and the one with double brokers,the market with MLS and the one without MLS.The experimental results showed that:(1)the information asymmetry affects the housing search efficiency through the matching degree and the search cost in the market.The information service can relieve the information asymmetry problem so that improve the housing search efficiency.(2)on the aspect of the necessity of intermediary housing information service,the housing search efficiency is significantly higher in the market with intermediary platform.(3)on the aspect of the agency mode of information service,the housing search efficiency is significantly higher in the market with double brokers.(4)on the aspect of platform design of information service,the housing search efficiency is significantly higher in the market with MLS.The main innovation points of this paper are as follows: firstly,I put forward the analysis framework to study the housing search efficiency.The Market Information Deviation Degree and the Market Matching Degree is taken into account so that the influence of information service on the housing search market can be analyzed quantificationally.Secondly,this paper uses the economic experiments to collect data,which is hard or not able to search in the real market.Thirdly,I deeply analyze the information service on the aspects of the necessity of intermediary,the agency mode and the platform design,and give the research suggestions.
