| 2018 is the 40 th anniversary of China's reform and opening.In the past 40 years,Chinese socio-economic development has achieved rapid development and has also created miracles in Chinese cities.At present,the level of urbanization in China has reached 58.52%.The rhythm of urbanization has entered a period of rapid growth.Large urban agglomerations continue to rise.Urban regionalization and regional urbanization continue to intensify.In the process of change,the interaction between cities plays a very important role.The important role.Under the background of urbanization development,the use of land has risen once and the land market has become an important part of economic development.Land prices have become an important factor in measuring the level of urban land use and evaluating the quality of urban social and economic development.The city exists in the constantly interacting space.The level of the city's land price is not simply determined by its own development factors,but also depends on the influence of the external environment.It is increasingly important to correctly formulate urban land prices and optimize the distribution of urban land price space.This is to make use of the adjustment of land price levers in the economy and to formulate land price policies,optimize the use of urban land,and realize the government's urban land resources.Macroeconomic regulation has important implications.Therefore,this paper tries to explore and explore the influence of spatial interaction between different urban areas on the price of urban residential land from the perspective of urban interior space.Based on the analysis of system theory,location theory,aggregation theory and urban land price theory,this paper analyzes and summarizes the mechanism of spatial interaction on the price of urban residential land based on spatial interaction theory.Based on the summarization of research dynamics at home and abroad,a gravitational model that analyzes spatial interactions was introduced.Combined with the actual situation and characteristics of the research problems,the model was revised,and the urban residential land price gravitation model was finally obtained,with 9 in Harbin City.The main urban area is used as an example for empirical analysis,and the related indicators data are then subjected to correlation analysis and cluster analysis to explore the influence of the interaction between urban areas on the impact of urban residential land price changes and the spatial distribution of land prices,and on this basis,urban areas are divided.The echelon of residential land price distribution,to clarify the characteristics of land price changes and spatial distribution,provides a theoretical basis and empirical evidence for the horizontal comparison of urban residential land prices,adjustment of residential land prices and optimization of land price spatial distribution structure.The empirical analysis shows that the modified gravity model can quantitativelyreveal the degree of influence of spatial interaction on urban residential land prices and is a scientific method to study the effect of spatial interaction on residential land prices.The quality of land prices obtained through principal component analysis has a high correlation with the level of residential land prices.Based on the correlation analysis between the urban influential power and residential land prices calculated by the model,it is found that the two are highly positively correlated and the trend of change is consistent.A cluster analysis of the total urban land price impact and residential land prices reveals that under the influence of urban land price gravity,with the passage of time,the urban residential land price shows a clear spatial distribution change. |
