As a core fundament of land market, land price is one of the most important measures for land resource allocation, and it also plays a role as "weatherglass" to reflect the changes in land market. Residential land price, as a very important part of urban land price, it deeply affects the livelihood issues of citizens. More important, it provides the critical measures to dynamically monitor and macro-control for the government to guarantee the sound development of land market.In this thesis, based on the theory of land rent, land price, residential location and dynamic growth space on urban land price, we collect the statistical data on the transaction price of residence land in Wuhan from 2003 to 2010 to study the law of variation on residential land price under the help of Digital Land Price Model and SAS software. In the study, we first analyze the current situation of residential land and its influencing factors, and then predict the trend of residential land price in the following year by using the time series method of SAS software. Then, we plot the residential land price space distribution isoline, three-dimensional map and profile map cutting along the rail transit of the urban area of Wuhan by using GIS space technology to declare the potential reasons of different spatial distribution of residential land price. Based on the systematic study on the law of variation of residential land price on time and space, we would like to predict and find out the areas with a high probability of fast growth on land price, and then provide effective reference information to be adopted for sound development of land market in Wuhan.This thesis is organized as follows:Section 1 introduces the background, goal our study and other relevant study. Section 2 reviews related concepts and theories. Section 3 describes the general situation of housing market in Wuhan. Section 4 analyzes the features of temporal changing on residential land price in Wuhan. Section 5 mainly analyzes the features of spatial changing on residential land price in Wuhan. Section 6 concludes this thesis and addresses some future work.
