The development of the real estate industry is closely related to the people's life and happiness,and the real estate industry is the most important for the healthy and orderly development of the government economy.In recent years,with the increase of state of real estate investment,commodity residential construction area,completed area,sales area also showed a trend of increasing year by year,per capita disposable income increased year by year,people's living standards and quality under the policy of national good also gradually reached the well-off level,Harbin city real estate market with the rapid development of economy also presents a good trend.But rapid economic development,the unbalanced development between different regions in Harbin,the commodity residential house facing more serious structural inventory problems,high commodity housing inventory also seriously restricts the use of a large number of social capital,restrain the economic development of the power,are more likely to trigger a systemic risk of society and economy.At the same time,due to improper original economic measures of the demand side management,need to join the supply side of corresponding reform ideas to solve the problem of high current Harbin city commodity housing inventory,and to establish long-term positive real estate development system as well as the stability of the real estate development environment.Taking the Harbin city of heilongjiang province as the specific research object,introduce the development of Harbin city real estate market,the present situation and reason of commodity housing inventory,analysis of Harbin city GDP,commodity housing sales,total population,commodity housing sales price,per capita disposable income,the government policies these six factors associated with the influence of the demand for Harbin city commodity housing;Through the construction and completion of Harbin,area,amount of investment,the area of the new development and the five variables related to bank credit policy,analysis of these five factors on the influence of commodity housing supply in Harbin.Then by grey correlation analysis and SPSS correlation analysis,the factors affecting the commodity housing market supply and demand in Harbin to compare and sort,using multivariate linear regression analysis,respectively construct Harbin commodity residential effective supply and effective demand model,and calculate the amount of the commodity residential effective supply and demand in Harbin,using the theory of equilibrium to analyze the effective supply and demand,determine the supply and the demand of the relationship between the commodity housing inventory.Finally,in the country under the background of reform of the "supply side to inventory",as the main supply side of the government put forward policy Suggestions.
