The real estate industry play a big role on national economy,and to some extent can decide the national economic life line.As s the most typical capital intensive industries for the huge amount of capital needs,each link in the industrial chain are not lack of financial support.Therefore,the capital is the biggest obstacle to the development of real estate enterprises limited barriers.With the current state of the real estate industry to strengthen financial regulation,the real estate enterprises in terms of financing more difficult,especially for small and medium-sized real estate enterprises facing financing difficulties is hitherto unknown.Most of the real estate enterprises in China are small and medium-sized real estate enterprises,so how small and medium-sized real estate enterprises to crack financing problems,for the overall development of China's real estate industry is of great significance.This study choose Z real estate group as the research object,analyzing the small and medium-sized real estate enterprises Z real estate group financing present situation and difficulties.We find that there are three main problems that exist in Z real estate group: first is having single financing channel,and high dependence on bank;second is having smaller capital stock and great pressure on assets and liabilities;third is mismatching between the timeliness of fund procurement and the ability to pay a debt.These three points now seriously restrict Z real estate group' equity trading.Based on there points,we future explore the results that cause these problems.From the inside of the enterprise,we find that the backward of company management,the unsound financial system,and the lack of high level professionals are the main effects.From the outside of the enterprise,the main reasons are the lack of systematical policy support and mature financing market.To solve these problems from the two aspects of internal and external finds,this paper then point out some countermeasures.For internal aspects,first,the Z real estate group needs to adjusting the internal management system and management structure of an enterprise.Second,change the long term loan repayment cycle from monthly repayment to Quarterly repayment to decrease thefinance venture.Finally,conduct asset backed securitization and whole debt transfer,optimizing the financing structure and finding new financing paths.For external aspect,this paper puts forward some solutions to solve the problems of financing small and medium enterprises,and giving some references to the government to making policy later.
