In recent years,with the rapid development of China's economy,the pace of urbanization is also rapidly advancing,and commercial real estate as a city landmark or cultural industry gathering area has ushered in a golden period of development.Under this environment,investment in commercial real estate projects has gradually increased.Large,increasingly complex design concepts,increasing technical difficulty,and the potential risk factors facing the most important stages of the entire life cycle of commercial real estate are gradually presenting diversity in the operation and maintenance phase,and the difficulty of risk management tasks in the operation and maintenance phase of commercial real estate.With the continuous enhancement,the risk management methods in the traditional operation and maintenance phase have been difficult to deal with.Therefore,it is necessary to apply new technical means to strengthen the risk management level in the operation and maintenance phase.The application of BIM(Building Information Modeling)technology brings new opportunities for risk management in the operation and maintenance phase of commercial real estate.The information integration capability and sharing of BIM technology greatly improve the efficiency of risk management during the operation and maintenance phase,and can achieve pre-control of risks,reduce the probability of occurrence of risks,and increase the project revenue.On the basis of this,based on the current risk management theory of commercial real estate operation and maintenance stage,combined with the advantages of BIM technology application technology,this paper establishes the risk management theory of commercial real estate operation and maintenance stage based on BIM technology,and applies this theory to specific commercial real estate.The project provides a certain theoretical basis and technical support for the application of BIM technology in the risk management of commercial real estate projects.Secondly,by introducing the traditional risk identification method in the stage of commercial real estate operation and maintenance,this paper proposes the design principle of risk management model of commercial real estate operation and maintenance stage based on BIM technology from the perspective of risk efficient management in commercial real estate operation and maintenance stage,and then establishes BIM based technology.The risk management model(BIM-OMRM model)of the commercial real estate operation and maintenance stage,and the operation process,key technologies and application effects of the BIM-OMRM model are highlighted.Then,based on the BIM-OMRM model,the risk identification,evaluation and response methods and theories of the commercial real estate project based on BIM-OMRM model are proposed.Through the BIM-OMRM model risk factor identification method,the risk factor set of the commercial real estate project operation and maintenance stage is established,and the risk evaluation method under the BIM-OMRM model is proposed by combining the entropy weight method;the risk response method through the traditional commercial real estate operation and maintenance stage is low.Based on the analysis of the effect,based on the application of BIM technology and risk management in the commercial real estate operation and maintenance phase,the risk response method under the BIM-OMRM model is proposed.Finally,taking the Guanglianda Information Building project as an example,the BIM-OMRM model constructed by the application identifies,comprehensively analyzes and evaluates the risks of the operation and maintenance phase of the project,and proposes targeted risk response measures based on the evaluation results.The risk management of the commercial real estate project operation and maintenance stage provides a valuable reference.
