In recent years,China's property market is gradually cooling down after successive rounds of the strict control policies.A new era of market that the house is to live in and not to stir fry is coming.The 19~thh National Congress has set the basic tone for speeding up the housing system reform and long-term effective mechanism and a variety of measures will be implemented.To stimulate economic growth by mainly easy money policy and investment will come to an end for the time being.For the real estate industry and enterprises,they should adapt to the new market environment as soon as possible and lay down and imply the new development strategy.Here is an old saying:in the light of the change,the change is strong.Real estate development project schedule management includes the design,establishment,bidding.In order to meet project goals,how to strengthen management,and utility of the maximum increase the use of the individual machine in order to increase the capital flow and to maximize enterprise economic profits is particularly important.As for the schedule management process,most of the real estate enterprises are still using the traditional control mode and are lack of scientific management and systematic methods.In the process of the actual schedule management,schedule planning is not reasonable,planning implementation differs from the practical phase,and higher human resource cost.All these problems can't satisfy the current fierce and cruel competition in China'property market.And also block the strategic layout and the healthy sustainable development of the enterprise.As a member of the real estate enterprise,Zhengzhou JY real estate development co.,LTD also faces the problem that the project progress management cannot meet the current development requirements.This paper,taking this company as the research object,first of all,this paper expounds the development background of JY real estate company and then introduces the management status of JY real estate companys'situation and schedule,and from the aspect of the project schedule planning,schedule control,and the internal management of project progress management to analyze the problems that exist in the project;Then,taking an example of K project,it proposes suggestions for K project progress management from the stage of project progress planning preparation and the stage of progress plan implementation,with emphasis on optimizing the management tools of progress plan.Finally from the aspect of the organizational guarantee,safety guarantee system of civilization,the construction quality guarantee system and level of node control,standardized process,establishing an effective assessment and incentive mechanism and so on,this paper puts forward some sound suggestions and control measures for K project progress.This paper has formed a set of effective schedule management scheme for the development of K project of JY real estate company,which is of great guiding significance to the JY real estate companys'project schedule management.At the same time,I hope to provide some references for the progress management of real estate enterprises in the development stage of similar K project development mode and similar to JY real estate company.
