Study Of Risk Management Of An Overseas Real-estate Investment Project

As China's economy development has been growing rapidly during the recent years,more and more Chinese enterprises have put an eye on the overseas business,seeking for opportunities of overseas investment.The real-estate development,as an important component,has drawn many Chinese companies whose major business is not real-estate,taken part in this field.But,there are a lot of difficulties and risks which are merely anticipated by investors.And if those risks could not be forecasted and dealt with properly,the income of the real-estate project will not be realized.This thesis firstly analysis the status quo of Chinese enterprise overseas real-estate investment.And summarized three categories risks which can be detailed to 21 risk factors that over-sea real-estate investment may incur.Based on the projects experience,this thesis demonstrate those risk factors by examples.Then,using Delphi method,Analytic Hierarchy Process and Sensitivity Analysis Method,this thesis predicted and evaluated the risks of the example project,and identified the main risk factors.Further,this thesis analysis the planned risks handling measures and gives some advises.Finally,this thesis makes suggestions for the precaution measures which needed to be taken by domestic enterprise who would conduct overseas real-estate investments.
