Along with the rapid growth of economy in China, real estate has become a significant part among industries by influencing national economy and people’ lives. The healthy development of real estate industry is directly linked to whether the national economy could develop in a sustainable, rapid and healthy way. Since2008in particular, the real estate market macro-control has been strengthened year by year and it is increasingly vital to make rational decisions in real estate market. Yet, the rational decision investment is based on the basic judgment of investment environment of planned project. According to different cities and areas, investment environment research are able to, to a certain extent, provide reference for enterprises in selecting areas to invest and for government that could specifically improve real estate investment environment, thereby avoiding blind investment. Therefore, the rational evaluation of real estate investment environment has essential meanings for governments, enterprises and the whole real estate industry.This thesis focuses on the evaluation and research on the investment environment that the real estate development enterprises encounter when choosing projects, and then it builds a set of theory models of comprehensive evaluation on investment environment which can be operated efficiently to make up for the current insufficiency of the general practice that the real estate development enterprises take when considering the feasibility. From the perspective of investors, the article takes the real estate investment environment in Beijing as the research object to analyze and evaluate it systematically. The author mainly completes the following work:(1) this thesis, based on the characteristics of real estate, analyzes the necessity of the research on real estate investment environment evaluation, simply introduces the related concepts of the real estate investment environment, the basic theories and methods of the investment environment;(2) conducts the qualitative analysis of the general real estate investment environment evaluation combined with the influencing factors of Beijing real estate investment environment; sets up the macroscopic and medium evaluation index aimed at market in Beijing which is the start of quantitative analysis;(3) introduces the specific methods of investment environment evaluation, chooses the method of comprehensive analysis to apply to real estate investment environment evaluation method;(4) taken the projects of our company in each district of Beijing as an example, this thesis selects three land cases for real estate investment environment index system case analysis, establishes the microscopic evaluation index of the Beijing real estate investment environment system and verifies the evaluation method in reality.In this thesis, the real estate environmental assessment is divided into the macro, meso and micro influencing factors. The article establishes evaluation index system set by an example of the company project in Beijing, and eventually verifies the evaluation methods. Hope that the results of this study can provide methods and ideas of reference for the relevant departments of the evaluation of real estate investment environment and offer help for enterprises when selecting cities and specific land cases.
