With the development of national economy,China's real estate industry has basically reached saturation state,and development companies begin to face transformation.With the development of China's family planning policy and medical services,the Chinese people are living longer and longer.The aging of the population is becoming more and more serious.As a result,many investors are turning their attention to old-age property.However,investors in China generally have the problem of insufficient risk control of pension real estate,resulting in a large number of losses of pension real estate projects.Therefore,from the perspective of investors,this paper studies China's pension real estate risks.In this paper,the related theories of old-age care real estate,risk evaluation and extension methods are firstly expounded,which provides theoretical basis for the determination of risk index of old-age care real estate.Then,it introduces the risk characteristics of pension real estate projects,analyzes the risk sources,USES WBS decomposition method to find the risk indicators,and determines the risk indicator system.This paper explores the advantages and disadvantages of common methods in risk assessment,analyzes the inherent characteristics of risk assessment and extension evaluation method,and establishes extension evaluation method as the main method in this paper.The pension real estate project was selected and the extension method was introduced to evaluate the risk of the pension real estate project.Finally,the extension evaluation method is proved to be beneficial to the risk assessment of old-age real estate,and it provides a simple method for the risk assessment of old-age real estate.This paper USES extension theory to study project risk,on the one hand,expands the research field of extension theory,and proposes a new research method for the risk assessment of old-age care real estate.On the other hand,it also provides a reference for the old-age care real estate industry,alleviating the insufficient demand for products,facilities and services caused by the aging problem and showing a positive significance.
