Under the background of the steady increase of urbanization rate in our country and the flourishing development of the real estate industry,the research on the relationship between urban land price and house prices has achieved many results,and related research has become one of the important ways to promote urban development.Whether the land transfer price in the open market has a driving effect on housing prices,whether the market price of commodity residential housing can affect the market trading land price in the next period,many issues remain to be clarified,and there are still areas to be improved in the existing research on sample size and data selection scale..This article takes ArcGIS and Eviews as the main technical means to study the spatial pattern and the correlation of urban residential land prices and commodity residential prices on time scale.The results have important guiding significance for the development of urban areas and the optimal allocation of land resources.There are many researches on the relationship between land price and housing price.This paper adopts the literature synthesis method,combing the existing research results from the research perspectives,research scales,research methods and research conclusions of the relationship between them,and makes comments on the current research status.Based on the analysis of Wuhan's macroeconomic development level,the supply and demand conditions of the land market and commodity residential market are analyzed.The geographic and geo-coordinate coding of the acquired land price samples and housing samples,and the spatial data exploratory analysis,spatial autocorrelation analysis,interpolation analysis,and the establishment of digital price models based on the ArcGIS platform to obtain sample data Distribution characteristics,and finally,using the Granger causality test model,vector autoregressive model for impulse response analysis and variance decomposition,reveals the impact and direction of urban land prices and house prices on time series.After this study,the following conclusions are drawn:(1)Land prices and housing prices in Wuhan generally show a low-neighborly situation in the middle,but there are irregularities in local areas.(2)The spatial distribution pattern of land prices and house prices in Wuhan downtown has a significant positive correlation overall.The high value housing range of commercial housing prices is larger than the high value range of residential land prices.(3)There is a sustained and balanced relationship between land prices and house prices in Wuhan.There is a significant causal relationship between the two in the short-term.In the long-term,land prices have a greater impact on house prices than house prices.
