Since real estate owned by the state-owned assets,until in 1979 the Chinese real estate industry a new development,especially in the past decade,the rapid growth of our country real estate industry,real estate market has entered a period of unprecedented grand,a lot of land being developed,the real estate industry as a kind of economic leverage has played a big role in people's life,as the real estate industry and the increasingly close relations between the people's living standard,as well as the rapid sustainable development of social economy and residents' disposable income is higher and higher,making China the relationship between house price and land price has become the Chinese people,the government,the developers most closely concerned topic,but their views on relations between is not unified,and even have great differences,the relationship between the two is the key to move the real estate market,so in order to assist effective healthy and rapid development of the real estate market,scientific analysis of the relationship between urban housing prices and land prices have very important significance.Based on the analysis of the relationship between house price and land price,based on the relationship between the theory and the connotation of the housing and land prices,in order to analyze the relationship between the two,the analysis of the impact of housing prices for land price and land price impact on housing prices,to the final result of using granger causality tests for science test.Some cities in China can be divided into first-tier cities,second-tier cities and three types of three cities,respectively,will be in Beijing and Shanghai on behalf of the city of first-tier cities,second-tier cities for tianjin and nanjing in the representative cities and to xuzhou and lanzhou city as the representative of the third line cities,the urban house price and land price as the reference sample,classification analysis from city to city real estate market survey and land market profile,thus summarizes through the research of the relationship between the two and use granger test and statistics method for qualitative and quantitative analysis,it is concluded that the relationship between the three kinds of urban housing land price,and the reasonable percentage of the price of house prices between 20%to 50%range,according to the final conclusion of research,suggest that the government departments to provide relevant laws and regulations policy,improve land auction system,establish and improve the real estate price evaluation system to stabilise property prices,to meet the housing needs of the people.
