In recent years,China's economic is sustainably growing,and disposable income of urban residents continues to increase.In this context,China's real estate market development and prosperity,greatly led to the development of the relevant industrial chain.At the same time,housing prices and land prices are also rising,resulting in a lot of social problems,causing the government,academia,the business community of high concern.In this context,the relationship between house prices and land prices has become a common concern of academics and policy makers.At present,the academic achievements are mainly for the national or provincial and municipal prices and land price data for statistical analysis,and specifically for Fuzhou city housing prices and land prices research relatively few academic papers.Based on the situation,this paper takes Fuzhou city residential commercial housing prices and residential land prices as the research object,the price and land price of the causal relationship between the measurement and analysis,and in-depth discussion of Fuzhou City residential commercial housing prices and land prices between the relationship between the Fuzhou Municipal Government to further standardize the real estate market,the development of control of housingprices,The relevant policy of land price provides a scientific basis.This paper selects the price of residential commercial housing and land price in Fuzhou City from 2006 to 2019 as the research object,and uses the nonlinear Granger causality test method to test the causal relationship between the price and land price in Fuzhou.The error correction model(ECM)is used to study the long-term equilibrium relationship between house price and land price.In addition,this paper also uses the model of the joint equation to study the external factors that may affect the housing and land prices in Fuzhou,and analyzes the interaction between house prices,land prices and external factors.Finally,the empirical conclusion of this paper shows that the housing price in Fuzhou city is the reason for the change of land price,and the real estate development investment amount,real estate completion area of two factors have a significant impact on the housing prices in the current year.Based on this conclusion,this paper puts forward specific policy proposals to control the rise of housing prices in Fuzhou City,Fuzhou City should limit the amount of real estate development investment as an entry point,control the cash inflow of real estate enterprises,in order to curb the rise in housing prices.In addition,the results of this paper also provide a scientific basis for the Fuzhou municipal government to regulate housing prices andmaintain the healthy and orderly development of the real estate industry in Fuzhou.
