With the improvement of urbanization level,various "urban diseases" continue to spread.In this context,the balanced development has become the core concept of urban construction,and the urban residential space,as an important part of the urban spatial structure,has also received extensive attention.The housing system always affects the development of urban residential space,and the negative effects of the indemnificatory housing projects in big cities on urban location have been initially revealed.The purpose of this paper is to study the impact of the housing allocation mode on the residential location,and to make a comparative analysis of the different allocation models of the indemnificatory housing,in order to promote the balanced development of the city through scientific and reasonable construction of indemnificatory housing.This paper is divided into three parts:theoretical analysis,scheme design and empirical research.(1)Theoretical analysis:constructing the driving mechanism of the residential community to the residential area,analyzing the interactive relationship between the market and the government of the consumer and the supplier,and to investigate the mechanism of influence on residential location from the internal and external community.applying the driving mechanism to study the impact of indemnificatory housing on residential location,and putting forward the hypothesis of the effect of centralized mode,decentralized mode and proportional mode on residential location.(2)Scheme design:for example validation link design research scheme,using the idea of decision tree to classify the samples and quantifying the influence degree of different allocation models to the housing location;(3)Empirical study:select Wuhan for the study area to verify the different models put forward in the theoretical research.The location effect hypothesis and driving mechanism of barrier housing are verified,and the different housing allocation modes are compared and evaluated.Taking 115 insured houses in the main city of Wuhan City as the research object,this paper compares and analyzes the different allocation modes to ensure the housing location of the housing.The following conclusions were reached:(1)The sensitivity of land grading,public facilities and housing price to the indemnificatory housing is improved,and the negative effects of centralized mode,decentralized mode and proportional mode on housing location index in turn decreased.It verified the hypothesis of the effect of indemnificatory housing on residential location index;(2)According to the statistical results of decision tree grouping,the negative effects of social housing on the residential location are gradually reduced by centralized mode,decentralized mode,and proportional mode,which validates the rationality of effect hypothesis H2 and the driving mechanism;(3)The centralized housing in Wuhan has a greater negative impact on the location of residence,and the indemnificatory housing has a land differential effect on residential location,resulting in partial collapse of location conditions.However,decentralized housing and proportional mode indemnificatory housing can avoid such phenomena to varying degrees.The impact of indemnificatory housing on residential location is also related to land grading,and the better the urban macro location,the smaller the negative effect of indemnificatory housing.In order to prevent the serious negative effects of the housing construction on the urban residential area,this paper puts forward the corresponding policy recommendations from the allocation mode of the indemnificatory housing,the construction of public facilities and the urban construction.
