Integrated building is a building product that optimizes the structure of the building and its supporting facilities and services under the background of housing industrialization,so as to provide users with a low-carbon,efficient and comfortable building environment.Its concrete performance is the production factory,the standardization of the Ministry products,the construction and assembly,the series of supply,the service customization and the whole sustainable.The advantages of this kind of building are fast construction and limited climate conditions,which can not only save labor force but also improve the quality of building.In recent years,due to the advantages of integrated building,such as high efficiency,high quality,high accuracy,resource saving and environmental protection,the government has vigorously developed the building industrialization and implemented the fabricated building throughout the country.In the "13th Five-Year" planning guidance,planning objectives in more than twenty provinces and cities issued prefabricated construction and the corresponding preferential policies.The comprehensive promotion of integrated architecture has become the trend of the times.Vigorously using integrated building technology will become a benchmark move to respond to policy calls and improve housing industrialization.The difference between integrated and traditional houses is mainly concentrated in the process and cost.Due to the technological differentiation of integrated buildings,the integrated housing has greater advantages in terms of construction efficiency,quality and accuracy,environmental protection and manual reduction.However,the cost of production is also increasing due to the limitation of production scale and transportation logistics.However,integrated housing has obvious advantages in the construction period,so in the process of real estate development,the use of integrated construction technology can get better income.Based on the case analysis of F project in Mianyang,Sichuan Province,it is found that the area of F project belongs to Mianyang’snon traditional residential area,and the surrounding supporting facilities are poor,and the market cycle is longer and the amount of capital occupied is larger.After using the technology of integrated building,on the one hand,it can shorten the construction period and meet the sales conditions as soon as possible,so as to shorten the whole development cycle and improve the speed of cash flow transformation.On the other hand,by increasing the integrated building experience center and other supporting facilities in project matching,strengthening project highlights can not only comply with policy calls to build benchmarking projects for integrated buildings,but also highlight project selling points and get higher premiums.Through the application of integrated buildings,the project benefits are good,net profit can reach 1 billion 600 million yuan,net interest rate can reach 18%,and project IRR reaches 45.5%,which is a high income item in real estate development.
