| Scale expansion of China's manufacturing industry,as well as the rapid development of the electricity industry,led a large demand in the logistics of our country real estate.Real estate industry has attracted the attention of many investors gradually.The foreign logistics real estate developers enter and develop the Chinese market first,and then the local powerful real estate developers,e-commerce giants and big financial groups are rushing into the market.The market competition is increasingly fierce.With the introduction of the new retail concept,the retail model shows the characteristics of the integration between online,offline and modern logistics,and puts forward new requirements for the development of logistics real estate in China.If the logistics real estate developers want to stand out from the fierce competition,they should pay attention to the value innovation of each activity of the logistics real estate industry chain,comply with the needs of the Times and enhance the core competitiveness.This paper systematically summarizes the concept and characteristics of logistics real estate,and compares the development experience of advanced logistics real estate abroad.In current situation of the development of logistics real estate in our country,combined with new requirements for logistics real estate brought by new retail model,this paper studies value innovation activities of logistics real estate,and promotes enterprise's core competitive advantage.Through the case study of Jing Dong logistics,owned by the e-commerce giant JD Group,this paper verifies the value innovation theory in the concrete practice of Jing Dong logistics.This paper points out that China's modern logistics warehouse has a broad development space,high intelligent will form the core competencies of the future logistics real estate business,at the same time,this paper also pointed out the theory and practice of financial innovation mode in our country,such as REITs,remains need to be further studied. |
