With the deepening of China’s reform and the deepening of the market, China’s tertiary industry has been rapid development. In the tertiary industry, the rapid pace of development of commercial real estate, moving away from the residential real estate alone become a developer of choice; retail sector is developing rapidly, which retail formats in the form of very diverse. The development of commercial real estate and retail formats is an important aspect of the development of China’s tertiary industry. In reality, the two are not independent, but an organic coupling. The realization of the value of commercial real estate projects must be generated by the retail formats in the settled value, in order to achieve the capital return; retail formats of material carriers of commercial real estate. Therefore, to study the relationship between the two has great practical significance, in reality, the relationship between the two more activities to achieve through the activities of the two main-between real estate developers and retailers. System by both described a preliminary understanding of the commercial real estate and retail formats. So that you have more in-depth understanding of the relationship between the two.Then, on the basis of defined both collaborative network concept, to the common interests of the three angles from real estate developers, retailers, and the entire commercial real estate projects oriented to prove the formation mechanism of the collaborative network and value chain theory proved thatafter the formation of the collaborative network can continue to expand, and continue to add value.Again, whether the value for synergy gains in both rational allocation. Through the research, the paper reveals the mechanism of the formation of the synergies between the real estate and retail businesses, building of both synergies to achieve the three pyramid structure model and property developers to target retailers preferred model, and finally establish both dynamic synergistic effect econometric model, and synergies in the commercial real estate practice management recommendations. Research methods, perspective and come to the conclusion has certain innovative. On the the science continued development of the commercial real estate industry has some theoretical significance and practical value.
