The property management bidding mechanism is an important means of selecting and hiring property service enterprises.Although it has been developed in China for many years,it still lacks in its specialization,standardization and standardization.The theoretical system and practical operation still need to be further improved and standardized.Therefore,this paper studies the property management bidding mechanism in China based on the actual problems of real estate.By optimizing the recruitment,investment and bid evaluation mechanism,it improves the residents' property service satisfaction,reduces social conflicts,and promotes the standardized and orderly development of the property service market.This paper first expounds the overall problem of property management bidding mechanism,and sorts out the problems in the legislation,bid evaluation mechanism,supervision mechanism,property service contract and owner autonomy of China's property management bidding mechanism;then use SPSS20.0 to provide property services.The problem and field survey data were used for statistics.The logistic binary regression model was used to analyze the main factors affecting the satisfaction of residents from three aspects: owner recognition,owner's statute and property service content.The results showed that environmental sanitation,property charges and service quality were poor.Inconsistent,poor quality of public facilities and timely maintenance,chaotic parking order,poor staff service attitude,unclear public interest,unfamiliar property information,lack of property knowledge of owners,unclear property ownership issues,etc.are common problems in property services and An important factor affecting the satisfaction of the owner.Secondly,through the coupling of the bid-winning book with the previous property service contract and the owner's perception,the bidding book implements the quantitative analysis of the property service standards and specifications,and adopts “coordination”,“management” and“ maintenance ” in the previous property service contract."The ambiguous words formulate property service standards,the company's commitment in the tender isdifficult to honor in the actual service,and the operability is poor;the property bidding evaluation system is coupled with the owner's concern,and some parts of the property bid evaluation system and the owner's main concern are found.The problem is misplaced.Thirdly,by analyzing the defects of the property bidding evaluation system,the property bidding evaluation system is divided into three parts: technical bidding,special explanation and commercial bidding.The bidding evaluation system related to the owner's concern is reconstructed,and the COWA operator method is adopted.Empowerment,the weight ratio of the three parts is 40%,35%,25%.Finally,it puts forward suggestions on improving the bidding system from the aspects of property bidding evaluation mechanism,tender content,pre-contract content and property service supervision system.
