| With the urban housing system reform and real estate management system in-depth step-by-step,the allocation of housing around the monetization program being introduced to speed up the sale of public housing,residential property management area coverage increases,more family and personal life and property management are inseparable.Therefore,residential property management receives more and more attention.Residential district property management industry in China is still emerging,and how to do a good job in the residential property management is not only an important part of urban management,but also an important part of the healthy development of real estate and housing reform.To that end,this article from the collection of documents and materials analysis,combined with interviews and site visits,analyzes the current residential property management industry situation and problems,and finds out the causes of these problems and put forward suggestions to solve these issues.The research discovers the current residential district estate management has the following problems:(1)the lack of effective corporate governance structure,(2) follow-up conflicts resulting from the ignorance of the difference between construction and management,(3)the lack of cost control and sources of profit growth,(4)human resources management lags behind the needs of enterprise development,(5)property management fees difficult to collect.The above problems seriously influence residential district estate management's development,the HJ estate management company should devote to studying outstanding managerial experience to solve the problems it faces.According to foreign residential district property management experience, combined with practical work experience,I realize that to improve the residential district estate management should follow these aspects:(1)establish a scientific system of organizations,and improve the corporate governance structure;(2)strengthen the connection between developers' construction and property management company;(3) strengthen cost control and implement budget management;(4)the establishment of a scientific human resources management system;(5)accelerate enterprise informatization;(6)Improve the mechanism for property management fees;(7)build bran advantage and so on.The above suggestion may provide the reference for the HJ property company to solve the residential district estate management problem,and lead our country's estate management to smoother,healthy development.The real estate rapid expansion results in fast development of the estate management and the residential district estate management is entering the mature period gradually.Along with society's unceasing progress and national legal system unceasingly perfect,and also with the living standards enhance unceasingly and the overseas estate management enterprise's unceasing exchange,the residential district estate management enterprises will obtain faster development. |
