| Along with the development of cities entering a new stage,the emergence of new economic sectors and housing allocation system has resulted in the differentiation of income levels of different social classes,the widening of people’s ability to pay and the more liberalization and diversification of housing choices.At the same time,regional differences in real estate development have became increasingly prominent.Real estate companies purposefully choose different human settlement environment to build different types of commercial housing,and residential space differentiation gradually emerges.Therefore,the differentiation of the human settlement environment under the principle of marketization has gradually formedIn this study,choosing 256 residential districts in Shahekou District of Dalian,using network data,questionnaire and ArcGIS buffer analysis data to do entropy weight,cluster analysis for grading the quality of human settlement environment.Based on the price of commercial housing,the spatial differentiation law,relationship and coupling mechanism between human settlement environment and commercial housing price in Shahekou District are discussed.These results revealed that:⑴ The overall level of human settlement environment quality score in Shahekou is between 1.53 and 4.20.The regional differences of the scores are large,showing an unbalanced situation of high in the south and east but low in the north and west.It also has the spatial characteristics of "central region-periphery" increasing and "multi-center" spatial pattern.Through cluster analysis,the quality of human settlement environment in Shahekou is divided into five levels: excellent(level 1),good(level 2),medium(level 3),poor(level 4)and very poor(level 5).⑵ The commercial houseing in the east and the south of Shahekou are dense,large in quantity and high in price,while those in the north and west are contrary.Overall,it presents the spatial distribution characteristics of decreasing from "center-periphery" and the spatial pattern of "dual-core" center.In addition,due to the influence of natural environment and social support environment,there are individual high housing price dot centers in coastal areas and traffic fortresses.Using the natural breakpoint method(Jenks)to classify the commercial housing price: ultra-high-end housing,high-end housing,middle-high-end housing,mid-range housing and middle-low-end housing.⑶ Residential home prices are largely affected by the level of human settlements and there are three patterns:coupling,insert and hybird.⑷ Coupling relationship exists between the differentiation mechanism of human settlement environment and commercial housing price: Housing quality and the prosperity and development of the real estate market,The distribution differences of social public service resources,The value-added effect of natural landscape,Differentiation of social systems and Social stratification. |
