The purchase of commercial housing is a rigid dema nd for people's stable and happy life and an important investment channel,so the price of commercial housing has been highly concerned by all walks of life.In the real estate industry,there is an unwritten saying: the three most important features of real estate,one is location,two is location,three is the location,it is a straightforward explanation of the important impact of location on house prices.There is a great difference in house prices in different locations,which makes the study of the location difference of housing prices in a certain sense.Taking the average housing price data of 152 commercial houses in Ganjingzi district as the research sample data,the paper analyzes the spatial distribution pattern of commercial housing price and its influencing factors through the GWR model,and the results are as follows:(1)The price of commercial housing in Ganjingzi District of Dalian city shows a significant agglomeration phenomenon in the spatial distribution.The distribution characteristics of commercial housing price in some communities Xiaoxinzhaizi community and street of Jiaojinshan and Zhoushuizi peak as two centers decreased to around.Because caught in two centers Paoya Street part commercial housing prices are low,therefore,the whole Ganjingzi District Prices presents "U" type decreasing trend.(2)The GWR model takes into account the spatial data and the influencing factors of the commercial housing price and the spatial non-stationarity.Therefore,the fitting effect has a great advantage over the OLS model.It is proved that the GWR model is an effective way to study the spatial differentiation of the commercial housing price in Ganjingzi District of Dalian.(3)GWR model is used to reflect the influence of various factors on commercial housing price dynamics and the impact trend from the average level of influence can be seen,the main road,medical institutions,bus stations,car service facilities have significant promotion effect on the price of commercial housing,in the regional development planning process,to improve the regional economic development the hardware environment through the first construction of these facilities to attract buyers to purchase,thus leading to the surrounding real estate value promotion.In addition,the price of commercial housing near the water source has increased significantly,indicating that people pay much attention to the surrounding landscape environment when buying a house.
