Research On Regional Differences Of Urban Residents' Property Income In China

With the rapid growth of residents' property income in our country,there is a gradually increasing income gap since the reform and opening-up,what's worse,regional urban residents'property income gap is obviously expanding,which are not beneficial to china's regional harmony and social stability.Based on choosing regional differences of urban residents'property income as research object,this paper builds a theoretical analysis framework to probe the situation and regional differences of urban residents'property income and uses Theil index decomposition method to calculate and decompose regional gap degree of urban residents' property income from spatial distribution,growth rate,internal composition.Then through analyzing influencing factors that lead to regional urban residents,property income gap in terms of economic development level,residents individual talents,investment market environment and related institutional arrangement,this paper selects relevant explanatory variables and establishes a regression mode using panel data of 2005-2015 in 31 provinces to empirically study the various effects of urban residents'property income in each region.The result shows that urban residents'property income gap among regions in China is getting larger no matter in spatial distribution,growth rate or internal composition,and influencing factors of urban residents'property in each region are different,which leads to regional differences of urban residents'property income.Finally,according to the analysis results,this paper put forward several suggestions to promote steady growth and narrow regional gap of urban residents'property income.
