The real estate industry is the leading and basic industry of the national economy.The development of the real estate market not only has a significant impact on the development of China's national economy,but also is closely related to the prosperity and stability of the society and the people's livelihood.In recent years,as China's economy has entered a new normal situation,the real estate development has also ushered in a new trend,but at the same time there have been problems such as excessive housing prices and unreasonable structures of housing supplies and demands.The central and local governments have successively introduced a series of regulatory measures,but the effect of regulation and control is not ideal,and the regulation and control of the real estate industry has entered a period of difficult times.Therefore,in order to meet the goal of"housing residence and non-speculation"proposed by the 19th National Congress,and to promote the healthy development of the real estate industry,the regulation and control of the real estate industry should be guided by the situation and continuously optimized.Firstly,this paper takes Shenzhen real estate industry policy regulation as a research object,is based based on the theoretical basis of market failure,government regulation,government failure,etc.,studys Shenzhen real estate industry regulation policy.Secondly,through the combination of statistical data analysis and theory,we evaluated the effect of Shenzhen's real estate industry regulation and control policy,analyzed the problems existing in regulation by real estate prices,real estate development scale,real estate supply and demand.Thirdly,it analyzes the reasons for the unsatisfactory regulation and control of Shenzhen real estate industry from the aspects of real estate industry policy regulation and its own problems in real estate industry in Shenzhen.The real estate industry policy regulation itself includes insufficient implementation of real estate control policy and insufficient continuity,supervision and the new normal long-term mechanism have not been formed.The real problems of Shenzhen real estate industry include scarcity of land resources,low residential ownership rate and high internal and external demand.Finally,based on the existing problems and reasons,combined with the real estate development in Shenzhen,the paper comes up with suggestions for improving the real estate industry policy control measures in Shenzhen,and provides reference for the optimization and control of the real estate industry in China and the sustainable development of the real estate market.
