Real Estate Public Policy Research On The Effect Of Price Regulation In Kunming

The real estate industry is having a boom in China today, which leads to a high speedy rising of the housing price. The rising speed of the housing price is far exceed that of people’s income, therefore the housing prices problem has become an important livelihood issue which impacts the construction of a harmonious society and a well-off society in an all-round way. In order to stabilizing the housing prices and ensuring the healthy development of real estate, the central government has successively made and implemented a series of real estate regulation policies. However, the control effect of these policies for the housing prices is not obvious, the housing prices even rose faster than before under those policies. Consequently, people call the scientificalness of the real estate public policy making and the effectiviness of the real estate public policy implementation into question.Having taking kunming as an instance, this paper estimated the effects on regulating and controling housing prices which made by the real estate public policy in methord of combining quantitative analysis and qualitative analysis. By analyzing and researching the real estate regulation policy and the macro policy factors impact on kunmming’s housing price, this paper found out the problems existed in the current real estate regulation policy.Through using the theory of public policy analysis, on the basis of learning from the developed countries’advanced experiences of real estate regulation policy combining the reality of the present stage of our country’s real estate market, this paper provided some advices for our country’s real estate regulation policy...
