In recent years,China's financial industry has made rapid progress with the rapid development of the economy.The rise and prosperity of the personal loan market is particularly prominent.The variety of personal loans can meet various personal financing needs.Among them,personal housing mortgage loans have highest proportion of scale and the fastest development rate.The rapid growth of scale of personal housing mortgage loans have brought huge profits to banks,but the development model,which pay more attention to the quantity than the quality,has brought huge risks to banks.At present,China's housing market is booming and house prices are rising year by year.People continue to borrow money from banks to buy houses for their residence and investment,and they take huge house debts and become house slaves.The society has gradually changed from"all-people deposits"to "national debts".However,various economic crises in the world and various financial chaos in China have proved that when the economic situation is turbulent and the state makes major adjustments to macroeconomic policies and monetary policies,personal housing mortgage loans will appear in batch defaults,showing credit vulnerability.In addition,personal housing mortgage loans generally have duration of several decades,and the risk incubation period is also long.How to control the risk of personal housing mortgage loans in China in a complicated and ever-changing economic environment,and reduce the default rate,so that Its sustainable long-term development is an important issue that China's commercial banks need to study and solve.It is also a hot issue that has attracted the attention of the society and many scholars.As the bank's personal housing mortgage loan started late in China,the existing risk prevention and control measures are still not perfect,and the development speed cannot keep up with the speed of change,which brought by China's economic development.In addition,the personal housing mortgage loan is subject to national macro-control and economic downturn,the non-performing rate of personal housing mortgage loans has increased in recent years.Personal housing mortgage loans not only directly determine the bank's profitability,but also affect the national economic operation and social stability.The rising non-performing rate of personal housing mortgage loans has attracted the attention of regulators and the public.Commercial banks must constantly optimize and improve the risk control system,identify risks in advance,control risks effectively,continue to conduct self-risk management evaluation and improvement,and truly achieve sustainable and long-term development of personal housing mortgage loans.It is the social responsibility of commercial banks to safeguard national financial security and social stability,and also an inevitable requirement for the bank's own long-term development.This thesis describes the research results and theories of experts and scholars at home and abroad.Based on China's national conditions and the actual situation of XX Bank,the research content is determined and the appropriate research methods are selected.According to the risk and classification of personal housing mortgage loan,and the credit vulnerability theory,this thesis introduces the operation process and risk management process of XX Bank's personal housing mortgage loan.The analysis of risk management establishes an evaluation indicator system,which includes political risk,market risk,irresistible risk,credit risk and operational risk.It uses the analytic hierarchy process to evaluate the risk management effect of XX Bank.The result shows that there is still much room for improvement in terms of credit of operational risk control and operational management of XX Bank.According to the analysis and evaluation results,the risk control of personal housing mortgage loan of XX Bank is proposed,which includes strengthen the access management of borrowers to prevent credit risk,strengthen the quality education of employees to prevent morality and operational risks,and build a risk early warning system to achieve real management after loan and disposing of non-performing assets to defuse risk.This thesis conducts an empirical analysis of XX Bank's personal housing mortgage loan risk control,which not only provides certain improvement and guiding significance for XX Bank's future personal housing mortgage risk control,but also provides certain theories and operation reference for other banks.
