With the adjustment of national policies and economic structure,the difficulties in loan financing,high land costs and the extension of the capital return cycle,the real estate enterprises in China are facing severe challenges in the development of asset operation mode.Under the background,some leading enterprises in China's real estate industry take the lead in trying to light assets operation mode in order to get rid of the present predicament.And the transformation of the business model is bound to require a matching financial strategy to achieve the desired results.Therefore,this paper studies the financial strategy of the process of light assetization for real estate enterprises,and provides some suggestions for other real estate enterprises in China to carry out the transformation of light asset and promote the healthy development of real estate enterprises in China to go through the downturn,which has certain realistic meaning and research value.In this paper,extensive access to relevant literature at home and abroad on the basis of the following related research : policy as the main line,based on the life cycle theory analysischina's real estate industry is in a mature period,the current policy does not support the guidance,and at this stage,the industry is highly competitive,the market growth space is small,profitability began to decline,etc,real estate companies continue to use heavy asset operation mode is difficult to deal with the current problems,so we must make a response to the transformation measuresshi;make a specific analysis of the reasons for the real estate enterprises to shift to asset-light operation mode,from the current competitive situation in the industry,market supply and demand situation,land reserve and cost status,financing policy and other aspects of the combination of specific data analysis,light asset transformation is out of the current difficulties of china's real estate enterprisesnecessary conditionthis paper analyzes the financial strategy of real estate enterprises in the process of asset-lightening,which includes financing,investment,operation and dividend distribution.Out of the adjustment for analysis;select greentown group as a case study,the main analysis of greentown asset-light process implementation of the specific financial strategy,and combined with its financial data over the years to analyze its financialthrough the analysis and evaluation of the overall financial strategy of greentown group by the method of financial strategy matrix,it is concluded that its financial strategy in recent years is mainly in the third image.Limited to the impairmentof cash surplus,according to the quadrant to solve the problem.Based on the changes of internal and external environment in real estate industry,this paper analyzes the necessity of changing from heavy asset operation mode to light asset operation mode for real estate enterprises,In addition,the paper focuses on the adjustment of financial strategy in light assetization process of real estate enterprises and analyzes the specific cases.Finally,the paper draws a conclusion that the robust financial strategy is conducive to the steady transition of real estate enterprises to the operation mode,in the hope of providing some references and guidance for other real estate enterprises to transform.
