After the reform and opening up,China's real estate enterprises have developed rapidly,and many real estate companies have used their own capital to quickly realize the rise.These real estate enterprises adopt the heavy asset management mode:land acquisition investment,planning and construction,and operation and management integration.This management model,with the rapid appreciation of Chinese land,has enabled Chinese real estate enterprises to obtain huge profits and ushered in development.Golden age.However,with the frequent occurrence of various market factors,the drawbacks of this heavy asset model in the real estate industry are gradually exposed.Especially in the current situation of increasing land costs and slowing sales,the profit model of real estate enterprises has been challenged as never before.To the pressure from many parties,many real estate companies have opened up new development paths,realized business transformation,and took the road of light asset operation.The light asset operation mode is an innovation of the operation mode,which caters to the current development of real estate enterprises and becomes the first choice for the transformation of real estate enterprises.This paper makes a special study on the strategic transformation of asset-light operation mode of China's real estate enterprises.Firstly,this paper sorts out relevant literature and theories on asset-light operation mode,and expounds the relationship between the characteristics,forms of performance and corporate performance of asset-light operation mode.Next to our country real estate enterprise current situation and predicament has carried on the analysis,has been clear about the real estate enterprises in our country light asset operation mode of strategic transformation has financial status,industry development,and enterprise value from three aspects of factors,put forward the our country real estate enterprise light asset operation mode of strategic transformation path mainly financialization,standardization,specialization,and the four paths of cooperatives;Taking the real estate enterprise of W group as the research object again,this paper deeply analyzes the background,problems and countermeasures of the strategic transformation of the asset-light operation mode of the enterprise.Finally,combined with the specific situation of the real estate enterprise of W group,the implementation effect of the asset-light operation mode strategic transformation of the real estate enterprise is analyzed and evaluated,and relevant conclusions and enlightenment with reference and guiding significance are obtained.
