The logistics service is an essential part of the university community.An organized and healthy logistics system can provide a preferable environment for the teaching and scientific research within the university.In recent years,China's socialist market economy has been improved on a constant basis which highlights the urgency of logistics socialization reform.A market-oriented,property-oriented,efficient and socialized university logistics service system paves the way for the development of higher education as well as society.As a part of the logistics socialization reform,university residential community property management have obtained certain positive results,however,the sophisticated process slower and hindered the path to fulfill the reform severely.This paper has made an in-depth research in the background of socialization reform on the challenges existing in Z university residential community property management by using literature review and interview.The writer seeks to define the challenges,discover the improving opportunities thus to remedy the problems facing Z university residential community property management.This paper begins by giving a brief overview of the definition and recent history of university property management socialization reform.Then it deals with characteristics and operation mode of property management in university logistics socialization reform.After that,a few challenges facing the residential community property management like identity,economic and staffing were revealed.All these challenges can be attribute to the contradiction between the planned economy and market-oriented economv,between social benefits and economic benefits.Possible reasons like incomplete implementation and unsystematic process can't be ignored as well.The last chapter addresses the improving opportunities form three points.First,the government shall lift its weight from micro-management and place it on macro-regulation.Secondly,the university shall create a new concept that the university and the property management enterprise are two parties of a contract thus it should strengthen the supervision over the enterprises and make sure to meet the requirements from the faculty and staff on reasonable basis,that is to say the universityshall give corresponding assistance to the faculty and staff when their requests are reasonable.Thirdly,the property management enterprise should take both the internal and external environment,the social and economic benefits into consideration,diversify its operation modes,increase its revenue,leverage its management team reform,improve its personnel management system,properly resettle the grey hair,innovate its performance appraisal system,pay attention to its staff training and advance its service standard.The resent report was designed to give reference to the property management in logistics socialization reform by a case study of the property management in Z university residential community.
