Beijing city center new construction land is less and less,from 2013 to 2016,nearly three years to complete the plan for the lack of residential land,leading to rising prices,has been out of the ordinary people's consumption level.From 2013,the proposed policy in the end of the housing supply policy,but also because of the shortage of land,far from meeting the needs of the public.Increasingly scarce land,and constantly create a variety of "King",the future price of new houses increasingly luxury.Beijing City,the real estate industry has shown a low can not meet the high-end excess embarrassing situation,the healthy development of real estate industry has become an important issue to the government departments.Land supply is the premise of land use and development,so the supply of land for the real estate market is the most basic and important part.Land supply is the link between real estate development and urban land management.Land supply,to the healthy development of urban land market,as well as the next phase of the real estate market healthy and sustainable development has an important role.The development of China's real estate market must be based on the standard of health,and the rationality of land supply is the foundation of the foundation,which will directly affect the development of the real estate market.From the macro point of view,the city of Beijing City,population aggregation ability,the resident population continues to increase,to be available for the development of land resources is limited,so the supply of land in Beijing city will become the real estate market development constraints;from the microcosmic aspect,the important factors that affect the price including the relation between the law of value and market supply and demand,and then deep analysis,prices rise or not,still influenced by the supply and demand of real estate market of the two party relationship.The supply mechanism of urban land directly affects the supply and demand of the real estate market.This paper summarizes the conduction characteristics of land supply policy on the real estate market,analysis of the influence of the structure of land supply,land supply and other factors on the real estate market,put forward the request to the land supply policy and healthy development of the real estate,and puts forward the direction of land supply policy reform including Beijing city residential land supply structure and quantity of reform,land in Beijing city supply planning reform,Beijing city land tax system reform,and how to increase the housing supply in Beijing and the number of structural optimization,land supply system of scientific rationality and land tax system and puts forward the reform proposals.
