Shared economy is changing our life.Traditional business office mode and sharing economy effectively combine to form sharing office.Based on Shared economic rise,the promotion of mass entrepreneurship and innovation policy and the deepening of supply?side structural reform of the real estate industry,the article combined with the Shared office supply side and demand side,discuss how to better develop this new mode of office.Writer expects to construct a theoretical analysis framework of factors influencing tenants' choice of different office modes and provide effective theoretical explanation to Shared office.Based on literature review and field research,the paper selects the factors and variables that influence tenants'choice of different office modes,and uses the binary Logit regression model for empirical test to find out the reasons that influence tenants'choice of different office modes.This article provides reasonable guidance for government regulation,real estate enterprise transformation,and tenants'choice.The paper takes tenants(office enterprises)in different office modes as the research object,and selects variables from the five aspects of characteristics of enterprise entrepreneurs,characteristics of enterprise scale,duration of enterprise,characteristics of enterprise industry and transaction cost of enterprise,including gender,education background,number of enterprise,registered capital,duration of existence,industry category and office service.The enpirical analysis results ofbinary Logit regression model show that male entrepreneurs are more likely than female entrepreneurs to choose Shared office;The larger the number of employees,the larger the registered capital,the lower the probability ofchoosing Shared office.The longer the enterprise lasts,the less likely it is to choose Shared office;Enterprises in innovative industries arenore likely to choose Shared offSce than those in traditional industries.The degjree of enterprise entrepreneur has no significant influence on the choice ofenterprise office mode.The office services provided by Shared oflSce operators reduce the transaction cost of enterprise operation and increase the probability that tenants choose Shared office.According to the research conclusion,the paper puts forward suggestions from three different perspectives:tenants,Shared office operators and real estate government management departments.Suggestions include selection of tenants,development of operators'operation capability,office service quality,professional talent training,profit model and other aspects.The article guides the supply side of the real estate industry to deepen reform,and the government will better regulate the Shared office market.
