In the long-term development,the real estate industry has realized the scale growth,the proportion in the economic system is increasing and the profit level is increasing.It is considered as the basic industry of China's economy,which not only directly affects the rapid development of the national economy,but also plays an important role in improving the livelihood of the people's livelihood.In order to balance the relationship between the healthy development of the real estate industry and the demand for public housing,the central government has formulated a series of regulatory policies.For example,in 2015,the local government was determined to strengthen the control strategy of the control of the real estate market,which not only put the local government to the local government,but also allowed them to carry out the area according to local conditions.If the real estate market is out of control,the government will be held accountable.As we all know,the real estate industry is a capital intensive industry,the real estate project has a long cycle,needs to occupy large scale of capital,and easy to suffer from uncertainty risk.Risk control has always been an important item in the development of real estate projects.Compared with other industries,real estate projects show distinct characteristics,which not only increases the difficulty of risk management,but also puts forward higher requirements for the effectiveness of risk control,and even directly determines the success or failure of the project development.Based on this,it is necessary to evaluate effectively the risks that may be encountered in the project implementation process at the project preparation stage.In this study,around the real estate project risk management theme,explored the main problems of risk identification,risk assessment and risk control.First,it defines the concept of project risk and project risk management,introduces relevant theoretical knowledge,describes the characteristics of real estate projects,including large investment,long cycle and uncertain risk.Under the premise of clear project construction objectives,the common risks of real estate projects are described,and the management of real estate projects is described.Basic content.Then it summarizes the principles and methods of risk identification of real estate projects,and analyzes the risk factors of specific projects in the case environment.On the basis of defining the project risk,this paper evaluates the project risk factors effectively,and puts forward the control measures pertinently.Finally,combined with the previous research,this paper summarizes the significance of project risk control to the development of real estate projects,and also confirms the practicability of the risk management measures in this paper.This article selects the Xia Wan real estate development project as the object to carry out the case study.Based on the field investigation,this paper introduces the main risks in different stages of the project,thus laying a realistic foundation for the risk management.In the process of case study,the background of the project development,the overall planning and the location selection are analyzed.It is proved that the project is feasible in the construction conditions and has the value of development in the economy.Then,the internal and external risk factors of the project are identified by the Delphi method and the work structure decomposition method.Then the multilevel AHP comprehensive evaluation method is used to determine the weight of each risk factor,and the risk assessment of the project is completed and the final evaluation results prove that the risk grade of the Xia Wan real estate development project is not high..In addition,through risk identification and risk assessment,it can also determine the most impo rtant risk factors in the development of the project,combined with the characteristics of the project and the needs of the project development,to formulate the risk prevention and control measures for the Xia Wan real estate development project,which is beneficial to the overall development process of the project.
