Research On Reconstruction Of Shared Business Model Of Residential Property Management

This paper takes the rigid rise of the property management cost of residential quarters and the pain point of the difficulty in the growth of property fees as the research background.Based on the theoretical review and literature review of business model and shared economy,the paper questionnaires and interviews some residential owners and property management practitioners in Shenzhen.And using the 7-element theory of business model to analyze the existing property management model,and found its problems.Based on the above-mentioned foundations,this paper proposes a new shared thinking and logic for the reconstruction of residential property management business model and studies and designs a new residential quarters business model system from 7 elements,and outputs feasibility Analysis about policies,markets,technologies and finances.This paper also uses Alexander Osterwalder: The Business Model Canvas theory to make 9 module design.Through the research and analysis of this paper,it is considered that the property management business model to be constructed can be highly implemented and has a good promotion role in the actual application process of property management.And the construction of the new property management business model can gradually resolve the main contradictions in the property management,and can also be gradually extended to other residential quarters and even help solve other similar problems in the field of social development.
