In recent years,the domestic long-term rental apartment market has developed vigorously,and various policies and regulations have been actively implemented at the national level,aiming to vigorously support the development of the housing rental market.Including commercial housing rental can be charged according to the standard of civil water,civil electricity,while giving tax incentives,such as residential accommodation invoices can deduct personal tax.In addition,the major domestic banks and financial institutions simultaneously carry out the REITs asset securitization pilot of long-Rent apartments.There are various customer groups in the rental market,and people of different ages and occupations have corresponding needs.With the development of society,the young people after 1990 enter the rental market and become the main force of consumption in the rental market.The upgrade of consumption demand brought by the upgrade directly strikes the pain points of unqualified decoration materials,poor service and poor matching in the original industry,and accelerates the whole rental market into a new period of development.How to break through the market bottleneck is a difficult problem for relevant enterprises to break through.The real estate market is the pillar industry of the nation.In the past ten years,real estate investment has been the first choice for people's livelihood.There are not a few real estate projects in the first-tier cities that break through 200,000 yuan.Because of the direct influence of the factors such as the adjustment at the national level,the rise of Bank interest rate and the change of the loan policy of second suite,the era of leveraged speculation has ceased to exist.The arrival of the era of stock housing plus policy encouragement,Long-term rental apartment has become a new round of industry outlet.The rental market has responded well and capital has flooded in.Long-rent apartments are facing many embarrassing problems,such as long return cycle,high capital risk and difficult to make profits,but they can not prevent the blowout growth of the whole rental market.They have entered the trillion-grade level,and can still maintain high-speed growth in the next five years.As a start-up company,Y company,this paper tries to analyze the market environment,project brand positioning,operation management,business model,financing model and risk control of long-Rent apartments through industry market research,combined with the geographic location of the project,to form a practical business plan to guide the operation of Y company's long-Rent apartment project.
