Post-evaluation on constructionprojects can help summarizing experience and lessons of the project,and also provide guidance for the subsequent decision making process of this kind to avoid the waste of social resources and achieve continuous improvement.In this dissertation,we study the post-evaluation of residential construction project,JUNLIN Residential Project.Firstly,an overview of the research background,research status and research content is given,which is followed by involved basic theory of post-evaluation of construction project,especially the basic evaluation method,the general principle,procedure,index system and corresponding methods,etc.Afterwards,the basic situation of JUNLIN residential project is specified to support the subsequent post-evaluation.Then a residential project post-evaluation index system is put forward from four aspects as technology value,economic benefit,social benefit and engineering management,and the Key Performance Indicators(KPI)are employed to further decompose the system.The engineering and technical experts,financial management experts,landscape architecture planning and design experts and citizens are invited to participate in the project post-evaluation.The information and data are collected by methods such as on-the-spot investigation,before-and-after contrasts,and so on.And the index weights are determined by previous experts with gathering iterative method.Based on questionnaire investigation and expert evaluation,the scores of subentry and comprehensive evaluation are derived in sequence,and the post-evaluation score of this project is 87.66 therefore.From the project's overall evaluation process,the experience and lessons are drawn,and constructive suggestions are obtained finally.The main suggested actions are strengthening the supervision of the management of new technology and material,broadening the diversified financing channels to reduce the financing cost and risk,introducing a third party for the project quality and risk assessment,implementing product positioning adjustment and differentiation strategy in order to adapt to environmental changes timely,etc.The post-evaluation system in this paper combines qualitative and quantitative indexes,and pays attention to the association of the process and results of the evaluation content,and also attaches great importance to not only the financial index,but also the non-financial indicators.The evaluation results are objective and complete.The conclusion of this article provides reference for development and investment decisions of real estate enterprises,and so as the index system and post-evaluation method for enterprises to carry out a similar project.
