With the continuous development and industrial upgrading of Shenzhen,the price of land and housing has been rising,the operating costs of enterprises have risen rapidly,and the benefits have decreased.Traditional manufacturing and small and medium-sized high-tech enterprises have moved to the surrounding cities.Huizhou has become an important choice for enterprises with its advantages and good ecological environment.Huizhou Yungu is located in Liangjing,and it is very important to develop a modern cloud computing and big data industrial park in traditional agricultural towns.This paper combs the development model of the industrial park,the park's leading industry research,its own resources and industry matching,park planning and product design and other basic knowledge,through the previous literature collection,field investigation,plot analysis and other methods;using PEST theory,SWOT theory And STP theory,analyze the project's policy environment,industry's market prospects,social and cultural environment,and technical professionals,and believe that it has the market feasibility of project development.The article analyzes the value of the project plot,the surrounding environment,the superior planning,the traffic and natural conditions of the plot itself,and sorts out the main axis and the secondary axis of the park plan according to the value.The project will be functionally partitioned;the area and development time of the incubator,R&D office,hotel,retail,hypermarket,apartment,logistics warehouse and dormitory will be clearly defined;the overall planning ideas,traffic organization,and individual design guidance will be proposed.The result of the design was finally produced;thus demonstrating the technical feasibility of project development.The author derives the expected price of the sale through the market comparison method,uses the price to measure the income,and introduces the project cost and management cost as the cost,and compares it with similar companies and projects in the market.For the early stage,each shareholder invested a large amount of self-owned funds,calculated the investment income after development,the internal rate of return of the project,the sensitivity of sales to the income and other factors met the requirements.Thereby verifying that the project is economically viable.This case is a new project for the new company.What are the risk factors that will affect the project during the project promotion? How to prevent risks.The article analyzes the types of risks from various aspects,enumerates the common risks in real estate development,proposes comprehensive solutions from the overall situation,and continuously discovers and solves risks in practice through “building teams,establishing systems,and regular training” to achieve stable projects.Health promotion,the project will not be interrupted due to risks,and it will achieve the purpose of “protecting the project”.This feasibility study report is the operation guidebook for the actual development of the project.In order to successfully transform Huizhou Yungu into a modern ecological park integrating production,learning,research,business and residence,a comprehensive consideration of various analyses has been carried out for the final project.Success has laid a solid foundation.
