In recent years,the development of real estate projects in China has been confronted with unprecedented challenges,as the real estate industry in China has been subject to the policies of limited purchase and loan and limited price and signing.The housing problem,in particular,has put the industry at the forefront,with frequent changes in financial policies,the government,housing enterprises and customers moving forward in the interest game,and the future market trend is confusing.Residential limits,housing enterprises and investment institutions into commercial real estate.Commercial real estate is a special form of real estate in the fields of comprehensive real estate development and commercial operation.The project investment cycle is long,the amount is high,the scope is wide,the high return and the high return is accompanied by a large number of uncertainties,which is more risk than the general residential project and more difficult to identify,evaluate and deal with the risk.The continuous regulation of the industry,the deterioration of the physical business environment,and the continuing reshuffle of the industry,many small and medium-sized real estate enterprises abandon projects or even begin to withdraw from the market due to the increased risks in financing,construction,sales and operation.Accurately and effectively identify,analyze,evaluate and control the risk of the whole life cycle of the project development,and ensure that the project development can generate profits,so that the enterprise can get out of the predicament.This paper takes a small and medium-sized housing enterprise KX commercial real estate project as the research object,analyzes the market environment of the project development,combines the project investment and development operation mode and organization and management system,and analyzes various difficulties faced by the current development of KX commercial real estate project.In the face of severe and volatile market,complex policy environment,less self-owned funds and higher risk of overall development,this paper USES flow chart method,SWOT analysis and brainstorm method to identify 62 risk factors for project development,and USES questionnaire method and Delphi method to select 22 important risk factors.Then,based on the matter-element model of extension theory and the analytic hierarchy process,the risk factors of the whole life cycle of project development are comprehensively evaluated.Finally,according to the model analysis results,the measures for risk response are proposed for different risks,and the product portfolio of major risks is under multi-dimensional risk control.Using a variety of qualitative quantitative analysis methods of risk identification and evaluation,try to put the whole process of risk management and routing,systematically the formation dynamic closed loop system,change the risk of information feedback,and timely adjust the risk coping strategies,achieve the expected risk management,risk management for troubled commercial real estate project development to provide the reference of the methods and actual case studies,to promote the project development to provide risk management and the similar project development.
