In 2018,the macro environment of Guiyang's real estate market has undergone great changes.Industry management has become increasingly standardized and market competition has become increasingly fierce.With the further implementation and strengthening of the regulation and control policies,real estate enterprises are facing drastic changes in the real estate market,which has caused real estate enterprises to face tremendous pressure,and it is difficult for a single marketing method to meet the rapid changes and development of the real estate market.How to ensure sales while the marketing environment of the real estate market changes rapidly,which requires real estate enterprises to play their own marketing capabilities,comprehensive use of a variety of ways,innovative marketing means,thus guiding consumer consumer demand.Facing the background of marketing strategy innovation and challenge,this article aims to use marketing theory as an entry point,combining the marketing practice of Guanshan Phosphorus City Project,deeply investigate,analyze and study the internal and external environment of Guiyang City real estate market.Including the overall situation,policy environment,land supply,regulatory measures,data statistical analysis,transaction status,trend analysis,etc.,solve the specific problems in the real estate marketing process,and propose the marketing strategies of the real estate industry that meet the characteristics of the project.The topic selection and research of this article is to formulate a set of scientific and reasonable and operable project marketing strategies for Guanshan Phosphorus City project under the conditions of market regulation.From the orientation of the previous project and the analysis of the market in the middle to the specific implementation of the later period,it has a guiding purpose and effect,so that the Guanshan Phosphorus City project can carry out sales work in accordance with scientific guidance,and can be implemented steadily from the actual operational level.Finally,the project was successfully implemented.The purpose of this article is to reflect the specific application of marketing theory in the real estate field.Real estate marketing theory comes from the enterprisepractice of real estate,but the research of real estate marketing in China is mostly based on foreign marketing theory,and it is relatively scarce in empirical analysis and case study.Therefore,through the case analysis of Guanshan City real estate project,By deeply exploring the predicament faced by real estate enterprises in China at present,grasping the marketing points,improving the marketing ability and market competitiveness of real estate enterprises through practice,and satisfying the diversified needs of consumers.Promote the sustainable development of real estate enterprises and real estate markets.
