The Research On The Improvement Of Bidding And Bid Evaluation Management Of GW Real Estate Company

As we all know,in real estate development projects,design,consulting and construction units are generally selected by way of bidding.As an important part of the real estate business activities,the quality of the bidding has a direct impact on the progress,quality and cost of the project.In the face of the current state of the real estate investment activities aimed at tightening macro-control policies,the real estate development enterprises are facing enormous challenges and pressures.How to survive and win in the competition,to find potential room for improvement in the enterprise,put forward the feasible scheme,project cost reduction potential excavation bidding stage,will become an important magic weapon for the sustained and healthy development of the real estate development enterprises.The research object of this paper,GW real estate,is a medium-sized real estate development enterprise based in Guangdong City,Guangzhou province.GW real estate currently a total of 37 development projects,located in Guangdong and Hainan Province,the development and construction of the types of projects including residential,villas,apartments,hotels,clubs,business,theme parks,supporting schools,etc..Due to the lack of evaluation in the bidding management,in the past projects exposed a lot of drawbacks.In order to solve this problem,this paper analyzes the two main aspects of GW real estate bidding management and bid evaluation management,find out the shortage of the management work,and analyze the causes of the problems.Then the use of benchmarking management theory,AHP and value engineering theory,bidding work of GW real estate put forward the improvement and optimization suggestions,finally put forward the improvement scheme and Countermeasures for the bidding management of GW real estate development project.In this paper,the project management theory and mathematical model are adopted,such as benchmarking,value engineering and analytic hierarchy process.GW real estate development project research and analysis.By solving the practical problems in the bidding management of GW real estate development projects,this paper puts forward the optimization scheme and the implementation and summary.The study of the optimization is to improve the bidding management system of GW real estate,at the same time,it also has some reference value to the similar real estate development projects.
