Research On The Application Of Real Estate Trust Financing

Since 2018,under the background of complex and severe international situation and downward pressure on the economy,the capital of real estate enterprises has been tightening,and the severe macro-control of the real estate market by the state has intensified the financial pressure of real estate enterprises.In the current credit crunch,how to innovate financing methods and effectively reduce the financing costs of real estate enterprises is crucial.Driven by financing pressure,trust with flexible transaction structure is favored by real estate enterprises.By studying the problems and financing risks in the practical application of real estate trust financing under the current situation,this paper helps to control the risks of real estate trust investors,improve the scientific management level of trust companies,and promote the healthy development of real estate trust financing.This paper combs the theoretical basis of real estate trust financing with the method of literature research,summarizes its conceptual connotation and financing mode,and analyses the specific characteristics and advantages of real estate trust financing.Subsequently,the application status and necessity of real estate trust in China are analyzed,and the case analysis method is used to introduce the D-pooled fund trust plan,and its transaction structure and counterparty's basic situation are introduced in detail from the micro level.Then,combining with the operation process of real estate trust products and the financing process,this paper expounds the problems and difficulties encountered in the establishment of the D trust plan,and puts forward the main measures to deal with the financing risk.Finally,it summarizes the innovative points and shortcomings of the case,and refines the general methods to promote the application of real estate trust financing,aiming at reducing the financing risk of real estate enterprises,improving the effect of financing application,and giving full play to the financing function of real estate trust.This paper holds that we can start from the following aspects to promote and improve the development of real estate trust financing: first,to establish and improve a strict trust legal system and improve policy support;second,to develop and improve the trust product trading market;third,to increase the cultivation of real estate trust investors,especially institutional investors;fourth,to improve the cultivation of real estate trust talents.Nurturing mechanism.I hope that through the case analysis and research in this paper,we can provide experience for the follow-up real estate trust financing.
