In recent years,the rapid development of the real estate industry has aroused heated discussions from all parties.High housing prices,high land prices,and restricted purchases have also become hot topics at present.Under the attention of the state,society and investment market,it is of great significance to build a financial performance evaluation system for real estate listed companies.Studying the influencing factors of the real estate company's financial performance level helps to understand the actual situation and difficulties faced by the real estate companies in China and can help real estate companies achieve longer-term and more stable development.After sorting out the existing literature and theoretical basis,this treatise analyzes the current development status and problems faced by the real estate industry in China.Selecting the 2011-2016 financial data of 113 A-share real estate listed companies in Shanghai and Shenzhen Stock Exchanges as the sample for empirical analysis,the financial performance evaluation system was first constructed and the factors and comprehensive financial performance scores were calculated using the factor analysis method.The multiple linear regression analysis method studied the influence of seven factors,including the proportion of independent directors of the sample company and the proportion of shares held by the top five shareholders,on the overall financial performance.The empirical results show that the financial performance of the top five shareholders with higher shareholding percentage and executive incentives is also better;the proportion of independent directors and land policies have no significant effect on company performance;the control of the largest shareholder and the company's scale are higher.The lower the financial performance of the company;the more stringent the monetary policy,the lower the financial performance of the company.
